Translation of the German version. In case of discrepancies, the German version prevails.
1. Controller
The controller within the meaning of the General Data Protection Regulation (GDPR) is:
Kaltbrunner Straße 18, 78315 Radolfzell, Germany
E-mail: kontakt@lakesidesoftware.app
Phone: 0171 1238151
This privacy policy applies to visits to this website and to the use of the MietGenius app. Sections 2 and 3 concern the website and contacting us, Sections 4 onwards concern the app.
2. Provision of the website and server log files
Each time this website is accessed, our hosting provider processes technically necessary data in server log files, in particular IP address, date and time, page accessed, referrer, browser and operating system. This serves the provision, stability and security of the website (Art. 6(1)(f) GDPR). Hosting provider: IONOS SE, Elgendorfer Straße 57, 56410 Montabaur, Germany.
This website does not use any analytics, marketing or tracking cookies.
3. Contacting us by e-mail
If you write to us, we process your e-mail address and the content of your message in order to respond to your request (Art. 6(1)(b) or (f) GDPR). Mail hosting: IONOS SE. We delete messages once they have been dealt with and no retention obligations apply.
4. Account and sign-in
To use MietGenius, you create an account. For this we process your e-mail address, your password and, if you provide it, your name. To confirm your e-mail address and if you have forgotten your password, we send you a 6-digit code by e-mail; delivery is handled by Scaleway Transactional Email (Scaleway SAS, France). Alternatively, you can sign in with Google or, on iPhone, with Apple; in that case we receive your e-mail address (with Apple, a relay address if you wish) and an identifier from the respective provider. The legal basis is Art. 6(1)(b) GDPR (provision of the app).
Before you first use the app and after each new version, the app asks you to accept the terms and conditions including the data processing agreement and points you to this privacy policy. For each person we store which version was accepted and when. This serves as proof (Art. 6(1)(b) and (f) GDPR). We delete these entries together with your sign-in.
5. Your rental data
In MietGenius you record properties, units, tenancies, rents, payments, costs, handovers and documents. We store this data in your account on our servers at Scaleway SAS, 8 rue de la Ville l’Évêque, 75008 Paris, in a data centre in France (processing on our behalf under Art. 28 GDPR). Uploaded files (photos, PDFs, CSV bank statements) are kept in private storage that only your account can access.
Your tenants' data: Rental agreements, payments and handover reports contain personal data of your tenants, such as names, addresses and bank details. As the landlord, you are responsible for this data; we process it exclusively on your behalf and according to your instructions (Art. 28 GDPR) and do not use it for any purposes of our own. The details are set out in the data processing agreement in Annex 1 of the terms and conditions.
6. Copy on your device
So that the app starts without a connection and the handover works offline, it keeps a copy of your account on your device. Handover reports created without a connection are uploaded as soon as a connection is available again. The app schedules reminders about missing rents on the device; no push service is involved.
7. Text recognition on your device
The app saves photos and scans as PDFs. So that you can search them and copy text, your device recognises the text on the pages and places it invisibly in the PDF. Text recognition runs on the device: on iPhone with Apple Vision, on Android with Google’s ML Kit, which is provided by Google Play services. The images and the recognised text do not leave your device for this. According to Google, ML Kit sends information about the use and performance of this feature to Google.
8. Reading documents with AI
When you scan a receipt, rental agreement or bank statement, we send the photo or file to DeutschlandGPT (DeutschlandGPT GmbH, Germany). There, an AI (Claude by Anthropic, operated in the EU) reads the details. Only the document and a fixed instruction are transmitted, no other data from your account. DeutschlandGPT processes the documents on our behalf (Art. 28 GDPR) and does not use them for training.
Before the first transmission, the app asks for your consent (Art. 6(1)(a) GDPR); we store the text, version and time as proof. You can withdraw your consent at any time under More › Settings. MietGenius reads e-invoices (XRechnung, ZUGFeRD) and CSV bank statements without AI; they are never sent to DeutschlandGPT.
9. Subscription
You take out a subscription via the App Store or Google Play; payment and billing take place exclusively there. To manage subscriptions we use RevenueCat (RevenueCat, Inc., USA, processing on our behalf with EU Standard Contractual Clauses). RevenueCat only receives a random identifier for your account and, from the stores, the information about the purchase; no names, no e-mail addresses and no rental data.
On our server we store your account’s plan, until when it is valid and where it comes from (subscription in the store or given by us), as well as the notifications RevenueCat sends about your subscription (type of notification, product, store and times). We use them to answer questions about your subscription. This information is kept for as long as your account exists. If you delete your account, we also delete your data at RevenueCat. A subscription in the store, however, continues until you cancel it there; the app points this out before deletion. The legal basis is Art. 6(1)(b) GDPR, and for the notifications from RevenueCat also Art. 6(1)(f) GDPR (answering questions about your subscription).
10. Exporting your data
Under More › Export data you can get all data in your account at any time, on every plan and even after a subscription has ended: a ZIP file with every table as JSON and as CSV and all documents, photos and PDFs in the original, together with a description of the format and its version number. The file is created on your device; you decide where to save or send it. This lets you exercise your right to data portability (Art. 20 GDPR) yourself and take your data to another provider.

12. Storage period
Your data remains stored for as long as your account exists. If you delete your account in the app, we remove all data in the account, including files and your data at RevenueCat. We keep nightly backups on the server for no more than 30 days; after that, all data is deleted there as well. How to delete your account, also without the app, is explained under Delete account. Statutory retention obligations remain unaffected.
13. Your rights
Under the GDPR you have, in particular, the right to:
- Access (Art. 15) and rectification (Art. 16)
- Erasure (Art. 17) and restriction of processing (Art. 18)
- Data portability (Art. 20), most easily yourself via the export in the app (Section 10)
- Object to processing (Art. 21)
- Withdraw consent given, with effect for the future (Art. 7(3))
If you live in Switzerland, you have the corresponding rights under the Swiss Federal Act on Data Protection (FADP). Tenants whose data a landlord keeps in MietGenius should first contact their landlord. For all requests, you can reach us at kontakt@lakesidesoftware.app.
14. Right to lodge a complaint
You can lodge a complaint with a data protection supervisory authority, for example the State Commissioner for Data Protection and Freedom of Information of Baden-Württemberg, in Austria the Datenschutzbehörde (Austrian Data Protection Authority) and in Switzerland the Federal Data Protection and Information Commissioner (FDPIC/EDÖB).
15. Changes
We update this privacy policy when the app’s features or the legal situation change. The current version is always available on this page; the app points out a new version before you next use it.
